You chose to studying medicine in Varna.
This brochure is created from J HOME real estate agency to help you in your orientation here. In this document you’ll find an information about the areas, transport, security, the average rental prices, all additional costs, everything about the contracts, payments and all places that could be interesting for you!
THE AREAS: First of all – the distances in the city are not so big and the most popular areas are maximum 25 min. walking.
When you searching for a flat, of course you’ll want to be closest to the Medical university and at the same time close to the sea. If you want this your areas in the city are:
– Generals /this is the area around the uni/;
-Chataldzha – 3 min from the uni. Here is one of the biggest markets for vegetables and fruits
– Municipality /5 min. walking distance to the uni/
-University of economics and sports hall – 5-7 min walking distance to the uni and 3 min. to the Sea garden
– perfect center and the Greek quarter- okay, this 2 areas are with distance 5to 20 min walking to the uni, but so close to the Sea garden, all restaurants and coffees and clubs. Of course they’re most expensive.
The 1st year you will have some classes and in the Dental college. It’s located on 5-8 min. walking distance from the main building, in direction opposite from the sea.
If you want to be more practical and choosing the areas around the buildings where you’ll have classes your places are:
– Generals;
– St Anna hospital /OKRB/;
– HEI;
-Neptun;
– Municipality;
-Chataldzha;
– Obrazcov dom;
– part of LK Trakia and ZK Trakia
The 3rd year your classes will be in St Marina hospital, HEI building, Medical university – mixed. There is no perfect place, but now your area getting bigger:
-all before;
– Levski and Flower quarter;
– Druzhba factory;
-Chaika.
There is 2 more nice areas for living but the transport have to be with a bus or car: Trakata and Briz are really beautiful, quiet and green.
HOW MUCH?
Depends what you want…. But the most important thing is THE RENT IS COLD!
If you want to have a flatmate will be cheaper, but if you start to live with someone that you doesn’t know good, the risk to split early is high. The result will be termination of the contract earlier and is possible to pay a penalty for that.
Usually the rent per person in shared flats comes around 200-300€ for middle quality. If the apartment is luxury the rent is between 300-450€.
If you want to live alone in one bedroom flat /that’s mean one bedroom and one living room with kitchen/ will cost 250-300€ with middle quality. For something luxury and new you have to be ready to spend around 350-450€ per month.
There are some really luxury apartments, that could costs more but they are exceptions.
Like I said the rent is cold and that’s mean each month have to pay extra for:
– internet and cable TV- around 20-35 leva/month.
! In Bulgaria the INTERNET, even the cheapest one is better than in all other parts in Europe.
– Water- around 4,5leva/m3 . Usually one person using around 5-8m3 per month.
– electricity – depends of you.
Usually for one bedroom apartment the electricity costs around 70-90 leva in the summer and could grow up to 120-190 leva in the winter.
For 2 bedrooms apartment the electricity is around 100leva in the summer and could grow up to 200-250 leva in the winter.
IMPORTANT: In Bulgaria there is a difference in the price for the electricity in the day and in the night /it’s cheaper in the night/.
– fee for the common parts- between 2 and 70 leva per month and it is different in each building where the owners decides this /depends how luxury is, is there elevator, guard, video security etc./
IMPORTANT: If some of the expenses are included in the rental price, we’ll inform you!
CONTRACTS, TERMINATION, DEPOSITS, FEES
The contracts are 2 types: short term and long term contracts.
- Short term contract – every contract less than 6 months is short term and could be signed even for a day or a week. Of course in the rents, less than 2 -3 months, the prices including all bills and are much more expensive.
- LONG TERM CONTRACT: usually they are for one year, but the areas, close to the sea, giving the opportunity to be signed a contract only for the school year and in this case the summer time is free from rent and the landlord could renting his property for the tourists.
In time of the signing of the contract the tenant shall to pay:
– his first rent to your landlord.
– deposit – usually is in amount like one monthly rent to your landlord.
– fee to your agent – it’s 50% from one monthly rent.
IMORTANT: Almost everything in Bulgaria you will pay CASH.
/By our law everyone can receive by cash amount less than 5 000leva./
- TERMINATION of the contract:
Of course something could happen and to decide to move out from the apartment. Always text or call to your agent!
Usually the contract could be terminated with one or two months notice. Some of the landlords want to keep the deposit as a penalty.
Don’t take a risk to move directly to your friend old place without consultation with an agent! /Don’t forget that the agent is the only one who can help you if there is a problem with the landlord and if you pay the deposit directly to your colleague before he to cancel his relations with the landlord you taking the risk to pay his expenses /
Even if the landlord can’t speak English, the agent will help. If something doesn’t work in the apartment, your agent will organize everything.
WHAT WE CAN DO FOR YOU?

IMPORTANT INFORMATION:
- Something that is important when you studying together till the night or to make a small party…. You have to not make a noise between: 14:00- 16:00 and 22:00-08:00. /the neighbors have the right to trough you out from the apartment and to cancel your contract if you breaking the law, they have right to call the police and you have to pay a penalty that could be up to 500leva/
- NO PETS – we have a lot of street animals and is human to help to them, but if someone wants to have a pet have to take a permission from the owner. Don’t forget that this animal will stay alone the most of the time and is possible to make a lot of damages in the flat you will have to pay after.
- TRANSPORT: usually you can walk everywhere or to take a bike… but if you want to use a bus, the ticket is only 1 lev per direction in the city.
- MORE ABOUT THE FLATS:
– The most of the apartments are furnished and fully equipped.
– Even if there is no furniture, you can buy it cheap.
– almost all apartments have a balcony /it’s more difficult to find you an apartment without it/
– heating and cooling into the flat- most of the apartments are with Air conditioners for heating and cooling. Less flats are with local heating systems or with radiators. All types are electrical.
